Should I get a home warranty? This question comes up in nearly every Nashville area real estate transaction I do whether I am working with a buyer or seller. I won’t keep you in suspense, I honestly don’t have a definitive answer for you. I will, however, point you in a direction to help you decide if you think one is right for your investment. Home warranties may also be used by sellers to encourage buyer confidence.
Home warranties offer a sense of security, piece of mind, and potentially save you thousands of dollars. Particularly when buying an existing home where manufacturers warranties have expired and older appliances could be running on borrowed time.
They are not usually necessary when purchasing a new built as those usually come with new appliances with warranties, and the builder should also warrant their work for a least the first year.
Warranty companies generally offer a handful of coverage plans with options for add-ons that cover non-standard items or appliances. These services are available for buyers, sellers, rental properties, and current homeowners who want to prepare for unexpected expenses. The most common basic plans usually cost between $400-$600.
Before you select a warranty plan, make a list of what is most important to you and find the best plan that meets your objectives. This will save you time and stress and help you make a better decision.
As you research home warranty plans and options a few things to consider: always read the whole plan, understand what your plan covers, look for coverage limits, the cost for service calls or deductibles, etc.
Shop around and search reviews and see what others may be saying. Also ask or have your real estate agent inquire if there are any discounts or promotions available at the time of your service. Some offer premium packages for the cost of a basic package from time to time and other discounts.
Your basic warranty should cover:
- Unknown pre-existing conditions
- Unknown Insufficient maintenance,
- Wiring and electrical system
- Heating and Air including duct work
- Hot water heater
- Plumbing system, disposal,
- Basic kitchen appliances (some may require additional coverage),
- Sump pump
- And More
Do your homework and determine how to best spend your hard earned money.
